They are looking for someone to take the reins of their residential portfolio across the Lower Mainland and Vancouver Island. This isn’t a "sit behind a desk" role; it’s a high-impact position for a hands on leader who knows how to balance the books, mentor a team, and keep a multi-unit machine running at peak performance.
What Your Day-to-Day Looks Like
You’ll be the bridge between high-level executive strategy and boots-on-the-ground execution. Your mission covers three main pillars:
1. Asset Management & Capital Projects
- The Big Picture: Oversee and budget capital expenditures. You aren’t just fixing things; you’re planning the long-term lifecycle of assets.
- The Aesthetic: Lead common area renovations that elevate the brand and resident experience.
- The Efficiency: Drive profitability by "internalizing" services—finding smart ways to bring renovations and maintenance in-house to save costs without sacrificing quality.
- The 15-Day Standard: Manage the "turnover sprint" to ensure vacant suites are pristine and market-ready within 15 days.
- Financial Oversight: Analyze expense reports like a hawk. You’ll identify high-spend areas, hunt for efficiencies, and keep collections at 100%.
- Market Mastery: Stay ahead of the curve by monitoring competitor rents and industry trends to ensure their portfolio remains the premier choice in BC.
- The Captain: Provide direction and mentorship to two Property Managers. You’re there to train, inspire, and drive growth while working alongside your team doing the day to day hands-on work.
- Contractor Relations: Negotiate with strength. You’ll manage vendor relationships to ensure work is completed on time, on budget, and up to the company's high standards.
You’re a "fixer" who loves a challenge and has the track record to prove it.
- Experienced: You have 5+ years of Property Management experience, specifically navigating the unique Vancouver/Lower Mainland market.
- High-Volume Pro: You’ve successfully managed portfolios of 750+ units. You don’t get overwhelmed; you get organized.
- Strategic Thinker: You look at an expense report and see opportunities, not just numbers.
- Mobile & Ready: You have a Class 5 license, your own vehicle, and a "get it done" attitude.
- Communicator: You possess top-tier English communication skills
- Stability: Over 50 years of growth and market presence.
